My name is Derek Greene with Community Association Management we’re out of Charlotte North Carolina we manage in excess of 300 homeowners associations in North and South Carolina.
My experience with CINC has been an amazing one
They are a group of people who understand the software. They do their best to understand the industry that we’re in and try to offer solutions to your unique challenges in your market. To do the things and automate those things, whether it’s the tech support problem, whether it’s just how do I do this? They’re always there and ready to assist.
I credit CINC with the rapid growth of my company. We’re now, 14 years ago I started with one client and now we’re the second largest in the state of North Carolina. I attribute that growth to the cutting edge technology of CINC. What it has allowed us to do internally with our processes, our controls in our rigor and being able to offer a service package to our clients and give them the data and the service that they have been dying for all these years, from other management companies. So we have folks coming to us that are referred because of this level of service and I attribute ninety-five percent of that to the CINC platform.
Well, with my partnership with CINC we’ve been able to keep ahead of the competition with technology offerings. We were one of the first management companies to market with websites integrated with our property management platform through CINC. We were one of the first to offer in-car violations enforcement photos on the letters. There was a lot of firsts that we were able to bring to market by being a client of CINC, because what they gave us that other providers didn’t have.
The managers like the ability to be able to pull up CINC at a board meeting anytime anywhere, get the information they need right at their fingertips. To be able to answer questions to the board and just have that information anytime they need it. Our board members have said the financial reporting and the ease of reading the financial statements and the way that data is presented to them the plethora of reports that are available, is something that they really enjoy and find value in.
Well, board members need the financial reports at their board meetings. And depending on when they’ve got their board meeting scheduled, if it’s early in the month, they have to have the financial reports with other softwares it may be the end of the month before they’re getting the report for the previous month. And by the time they have their next board meeting they’re two months behind. Looking at financials we have something that’s unique in the industry, which is service level agreements to our clients we guarantee our financials are out to our clients by the end of the first full business week of each month.

Yes, I said the second business day of every month. For me the savings is being able to run my entire company with four people in accounting managing over 300 associations. With other platforms that is impossible. Our homeowners seem to like the websites having the data right at their fingertips, being able to pay online, see their account 24/7, know what they owe, do any number of things for their association right there at any time, without having to pick up the phone and call our office. And all of these things go into one big package, which adds value to my company as a whole, and makes us more profitable.
One of the things I learned long ago in my career, was that you don’t roll out a new process if it’s going to require a new full-time employee. So you want to try to automate as many things as you can to make your team more efficient and to make the work product more standardized. So you’re giving the same level of service to your clients on Friday as you are on Monday. And that’s what CINC gives us, is the level of automation mundane tasks whether it be collections, whether it be accounting, whether it be violation enforcement. any of those things, and the automations there and the ability to self-serve for the homeowners. All of that combined together it puts it in one big package.

CINC allows you to automate a lot of tasks that typically require staff to sit and do those tasks. Things such as daily bank recon, things such as collections, violation enforcement, a lot of those things that in legacy systems you had to have more and more staff people to perform those functions. You know, I often say this sink is one of the best things that ever happened to my company
